The Project
We partnered with Robert Woodhead Construction to deliver a comprehensive refurbishment of Lancaster House, a four-story office block in Lincoln. This large-scale project involved stripping out the old infrastructure and installing entirely new mechanical and electrical services across the entire building.
The Problem
When refurbishing a multi-story office complex, the biggest headache for facilities managers is often "Integration Gap". Legacy buildings frequently end up with a patchwork of systems that don't talk to each other - where the heating and cooling fight for control and the electrical grid struggles to keep up with modern data needs. For a commercial landlord, this means high energy bills, constant tenant complaints, and a building that feels like a liability rather than an asset.
Our Solution
We provided a full in-house, design and build service to ensure every system in Lancaster House worked as one cohesive unit. By keeping the mechanical, electrical, and plumbing work under one roof, we eliminated the need for unreliable subcontractors and ensured total accountability from the boiler room to the server room.

Heating & Cooling: A new gas-fired boiler plant and heating system, alongside a chilled water plant and distribution pipework.

Specialist Infrastructure: Dedicated server cooling installations to protect vital IT equipment.

Plumbing: Full hot and cold water distribution, new sanitaryware, and above-ground drainage.

Electrical & Security: Complete small power and lighting, data cabling, and high-tech security including access control and CCTV.

The Result
Completed in October 2017 with a project value of approximately £1.22 million, Lancaster House was transformed into a modern, high-spec office environment.
